Overview

A major grocery chain needed full truck-to-floor loading capability in a dense urban site where EPA restrictions and limited real estate made traditional dock or truck-well construction impossible. Speed-Lift® was selected because it provides a true loading-dock function without pits, ramps, or excavation.

The Customer Problem

Urban grocery developments are typically built at grade. To create a traditional elevated dock, the entire building pad would need to be graded so the rear of the property sits approximately four feet lower than the front, effectively creating a dock-height condition.

In a dense city environment, that type of site re-grading simply isn’t feasible. Adjacent properties, sidewalks, utilities, and stormwater controls prevent lowering the back of the building or excavating a truck well.

The facility’s rear wall sat at ground level, and EPA regulations prevented digging a truck well. Without a dock, the retailer had no safe way to move palletized loads in and out of trucks, and they required a solution that would:

  • Service standard 48–52″ truck heights
  • Maintain a normal truck approach with existing dock seals
  • Avoid any construction, excavation, or permitting delays
  • Keep unload times fast for daily grocery deliveries

Limitations of Traditional Solutions

Every conventional approach failed:

  • Building a Raised Dock was impossible; there was no space to extend the building footprint.
  • Truck Wells could not be excavated due to EPA restrictions—completely off the table.
  • Scissor Lifts weren’t viable—too slow, not designed for truck impacts, and cannot create a “dock-like” load path.

The customer needed a dock that didn’t require building a dock.

Why Speed-Lift® Was Selected

Speed-Lift® solved every constraint in one step:

  • Surface-mounted installation. No pits, no concrete work, no EPA concerns.
  • Cantilever design built for trucks. Handles direct truck impacts and forklift/pallet jack loads.
  • 7–8 second cycle times. No impact on delivery schedules.
  • Automatic Folding Ramps. Creates a true dock interface with safe, level load transfer.
  • Fits behind an existing wall opening. Maintains the driver’s normal approach with dock seals intact.

This gave the grocery chain the function of a dock in a space where a dock physically couldn’t exist.

Measurable Improvements

  • Enabled full truck-height loading/unloading with no construction.
  • Eliminated the need for ramps or external equipment, improving safety and workflow.
  • Maintained fast unloading thanks to the Speed-Lift’s 7–8 second lift cycle.
  • Reduced installation cost and downtime, since the units were simply moved into place and anchored.

Provided long-term flexibility — the lifts remain surface-mounted assets, not permanent real-estate modifications.
