Overview

FingerLakes Farms, a regional distributor of farm-to-table dairy, meat, and produce, needed a new warehouse in the Bronx—an urban market where very few buildings have functioning loading docks. Instead of limiting their search to rare dock-equipped facilities, they selected a Forklift Max® Speed-Lift®, allowing them to choose a ground-level building with no dock at all and still achieve full dock-level loading inside the space.

The Customer Problem

New York City industrial real estate wasn’t built for modern distribution. Most buildings don’t have loading docks, many old truck wells have been filled in by mandate, and any site that does have a dock commands a premium and scarce availability.

When FingerLakes Farms began searching for a new Bronx warehouse, they intentionally removed “must have a dock” from their requirements—because they knew a Speed-Lift could create dock functionality anywhere.

The building they ultimately chose:

  • Had no dock access
  • Had a previous truck well filled in by the city
  • Offered no exterior footprint for a ramp
  • Could not legally or practically support new dock construction

Yet it was the best location for their operation—because Speed-Lift® made the dock irrelevant.

They still needed to move heavy dairy pallets, tall stacks of milk crates, and mixed perishable loads several times per day. But instead of searching for the perfect dock-equipped building, they focused on the right building for their business and brought the dock with them.

Limitations of Traditional Solutions

FingerLakes Farms briefly evaluated traditional approaches, but none aligned with NYC regulations, site constraints, or operational speed.

 New Dock Construction

  • NYC prohibits new truck well excavation in many cases.
  • Even if hypothetically permitted, a dock can cost $150K–$200K.
  • Construction would disrupt operations for weeks.

Yard Ramp

  • No space for a 30–80 ft ramp in the Bronx’s tight footprint.
  • Unsafe slopes for tall dairy pallets and forklift traffic.
  • Poor fit for daily use and mixed-load handling.

Scissor Lift

  • Too slow for high-volume morning and afternoon load windows.
  • Not designed for forklifts or truck impact forces.
  • Insufficient platform size and weight rating for their heaviest freight.

These options weren’t just impractical—they would have forced FingerLakes Farms to choose an entirely different building.
